Who needs to be referenced?
We strongly advise you reference everyone over the age of 18 who is going to be living in the property. Referencing gives you useful information to help you make an informed decision about whether you should take someone on as a tenant.
Who pays for referencing?
Since the Tenant Fee Ban, landlords pay for referencing.
How long does referencing take?
We advise allowing for three to five working days for referencing. The process relies on being able to contact tenants, their employers and previous landlords, and getting the required information from those people.
We send an initial report as soon as the tenant supplies their data, followed by a comprehensive report once all referees and external checks have taken place. Sometimes a reference can take only a couple of hours; if referees respond slowly, it can take longer.

Credit risk score from top UK credit agencies (e.g. Equifax) — a statistical measure of the likelihood of the applicant paying the rent they owe.

Linked Address, Identity & Fraud Information searches
Outstanding Debt Search
County Court Judgments (CCJs), Decrees and other court information registered over the last six years in the applicant's name.
Right to Rent Check Advice
We help advise on the applicant's right to rent and collect document scans. The landlord, as required by law, then needs to double-check the details in person.
Affordability Rating
We ascertain, based on the tenant's employment and earnings, whether they can afford the rent (or their portion of the rent) on your property.
Rent Guarantee Insurance
Offered on successful references. Covers unpaid rent or legal expenses from just ₹29,900 (inc. IPT) for 12 months' cover, plus access to a legal helpline for the duration of your policy.
Previous Landlord Reference (if applicable)
We obtain their information and request details to confirm the length of the tenancy, monthly amount, and that the tenant paid on time, looked after the property and left on good terms.
Income & Employment Check
For employed tenants we contact their employer for salary, occupation and length of employment. For self-employed applicants we use accountant details or bank transactions to determine eligibility.
Credit score and other credit-based data is only available to applicants who currently live in the UK. Rent Guarantee Insurance can only be offered on tenants who pass all references and have UK-based income, or who have a UK-based guarantor.
